Living at Dolphin Key
Dolphin Key is a low-density Gulf-front building on the quiet stretch of beach between Perdido Pass and the Florida line. Completed in 2001, it holds just 28 residences, and every unit has direct, unobstructed Gulf views.
Most homes are three-bedroom, three-bath plans starting around 1,700 square feet, and a few have four bedrooms. Units have elevator access, wet bars and jetted tubs, with Gulf-view balconies off the living room and primary bedroom.
Owners share a beachside pool, a grilling area with charcoal grills, covered parking and a boardwalk over the dunes to the beach. Pets are allowed for owners. Short-term rentals are allowed only in grandfathered units.
Boating on Old River
Old River runs just across Perdido Beach Blvd, and Dolphin Key owners can use first-come, first-served boat slips through the neighboring Dolphin Harbor condominium. Old River connects to the Gulf through Perdido Pass, and nearby Flora-Bama Marina & Watersports rents pontoon boats and jet skis and runs deep-sea fishing charters.
Real estate at a glance
With only 28 units, Dolphin Key rarely has condos on the market, and none were listed in September 2026. A local agent's building guide puts typical prices at about $450,000 to $650,000. HOA dues cover management, insurance, common-area maintenance, trash and water and sewer.
