Living at Grand Pointe
Grand Pointe sits on the west side of Perdido Pass, between the pass and Perdido Beach Resort, with the jetties right in front. Completed in 2001, the seven-story gated building holds 98 residences and is known for some of the best views of the pass and jetties in Orange Beach.
Plans range from two-bedroom units of about 1,240 square feet to four-bedroom corner units of about 1,930 to 2,490 square feet, some with wraparound balconies and 270-degree views. Many units have high ceilings, crown molding, floor-to-ceiling windows, granite counters and jetted tubs, and many three-bedrooms have wet bars with wine coolers.
Amenities include a heated indoor pool and a Gulf-front pool, each with a hot tub, plus a fitness center, a steam room and sauna, a meeting room, a gazebo and grilling area, and a boardwalk to a large private beach. Owners park in covered spaces behind a gated, fenced perimeter. Pets are allowed for owners, and the building has a strong base of repeat vacation renters.
On the pass and the jetties
Across the street, San Roc Cay Marina has restaurants, boutique shops and a charter fishing fleet, and The Gulf restaurant is steps away. Next to The Gulf, the city's free Seawall Park walkway runs along the pass toward the bridge and is known for some of the best fishing on the Gulf. The rock jetties at Alabama Point West reach far out into the Gulf and draw anglers at all hours and seabirds in winter.
Real estate at a glance
One two-bedroom is listed at $703,000. Agents active in the building report prices from about $650,000 to $825,000 for two- and three-bedroom units, and larger four-bedroom units have reached about $1.2 million. HOA dues run about $500 to $680 a month and cover the pool, trash, pest control, water and sewer, insurance, management, cable, reserves and security.
