If you’ve been waiting for a busy week on the Gulf Coast, this is it.
Alabama heads to the polls Tuesday, the Blue Angels return to the Pensacola sky Wednesday, and then the calendar takes off. Jack Johnson, Jason Aldean, the Alabama Elvis Festival, a billfish tournament, live music, comedy and community events are all packed into the final full week of August.
And with Labor Day just around the corner, this week also marks one of those seasonal turning points when summer on the coast starts giving way to fall.
Here’s what’s happening August 24–30 across Baldwin, Santa Rosa and Escambia counties.
Baldwin County, Alabama
Municipal Election Day — August 25
Tuesday is Municipal Election Day across Alabama, with polls open from 7 a.m. to 7 p.m.
Municipal elections determine local leadership and can shape decisions involving zoning, development, short-term rentals, parking, infrastructure and beach access—all issues worth following for Gulf Coast homeowners and residents.
If you requested an absentee ballot, be aware of the applicable delivery deadlines. Voters should check directly with their city clerk or Alabama election officials for their polling location, ballot information and current voting requirements.
Jack Johnson with Lake Street Dive — August 26
Wednesday night brings one of the week’s biggest concerts to Orange Beach as Jack Johnson takes the stage at The Wharf Amphitheater with Lake Street Dive.
It’s a combination that feels particularly well suited to a late-August evening on the coast.
If you’re heading to the show, give yourself plenty of time. Concert nights can mean heavier traffic around The Wharf and along Canal Road, particularly as showtime approaches.
4th Annual Charter Boat Billfish Tournament — August 26–28
The action moves to the water Wednesday through Friday for the 4th Annual Charter Boat Billfish Tournament at Zeke’s Landing Marina in Orange Beach.
You don’t necessarily need to be fishing to enjoy this one. The weigh-ins offer a chance to see what the boats bring back and experience a side of Orange Beach that’s deeply connected to the area’s charter-fishing culture.
Alabama Elvis Festival — August 27–29
Elvis is taking over the Eastern Shore this weekend.
The Alabama Elvis Festival comes to the Daphne Civic Center Thursday through Saturday for three days of music, tribute artists and plenty of Elvis fans.
For anyone looking for something away from the beach crowds, this gives the Eastern Shore its own destination event for the weekend.
Dream On Vol. 4 — August 27–29
Orange Beach Performing Arts Center hosts Dream On Vol. 4 Thursday through Saturday.
The locally produced concert series returns for its fourth installment and offers another indoor entertainment option during one of the busiest weekends of the month.
Friday Night Has Options — August 28
Choosing what to do Friday may be harder than finding something to do.
Comedy on Canal brings Kevin Farley to Orange Beach, while Downtown OWA hosts MJ: The Illusion. Over at the Foley Civic Center, the South Baldwin Literacy Council holds its Annual Trivia Night benefiting adult literacy programs in South Baldwin County.
Friday also marks the final night of Tee Off Turned Up, the free summer live-music series at Tee Off at The Wharf.
After a month of performances, it’s one more sign that the summer calendar is beginning to wind down.
Jason Aldean at The Wharf — August 29
Saturday night is likely to be one of the busiest concert nights of the week when Jason Aldean comes to The Wharf Amphitheater with Chase Matthew, Mackenzie Carpenter and Dee Jay Silver.
If you’re planning to be anywhere around Orange Beach Saturday afternoon or evening, keep the concert traffic in mind. Canal Road and the streets surrounding The Wharf can get particularly busy before a major show.
And if you happen to be touring homes in Orange Beach that afternoon, an earlier start might save you some time on the road later.
Vegas McGraw at Downtown OWA — August 29
Country music fans have another option Saturday night in Foley.
Downtown OWA hosts Vegas McGraw, a tribute to Tim McGraw. It’s an alternative for anyone who wants a country-music night without heading toward the amphitheater crowds in Orange Beach.
Coastal Alabama Farmers & Fishermens Market — August 29
Before the concerts start, Saturday morning brings another Coastal Alabama Farmers & Fishermens Market in Foley.
The year-round market runs from 9 a.m. to 2 p.m. at 781 Farmers Market Lane, with local produce, seafood, baked goods, honey and other Gulf Coast products.
Santa Rosa County, Florida
The Market of Milton — August 27
Thursday evening brings The Market of Milton back to Jernigan’s Landing along the Blackwater River.
From 5 to 8 p.m., you’ll find local farmers, bakers, artists and makers in one of downtown Milton’s prettiest settings.
It’s simple, local and a nice way to spend a late-summer evening.
Jams in the Sand — August 27
Navarre Beach continues its Thursday-night tradition with Jams in the Sand at Windjammers on the Pier.
The free live-music series takes place right on the beach near the Navarre Beach Fishing Pier. Bring a chair, find a spot in the sand and enjoy one of the final performances before the summer series wraps in September.
Trash Bash on Navarre Beach — August 29
Saturday morning is an opportunity to enjoy Navarre Beach while also leaving it a little better than you found it.
The monthly Trash Bash runs from 8 to 10 a.m., with check-in at the Sand Crab Pavilion. Volunteers help clean the beach while contributing to the larger effort to protect local wildlife and the coastal environment.
Buckets, grabbers and gloves may be available in limited quantities, so bringing your own supplies is a good idea if you have them. Don’t forget water and sun protection.
For people who are new to Navarre, events like this can also be a surprisingly easy way to meet neighbors and get involved in the community.
Annual 4-H Open House — August 29
Families can also check out the Annual 4-H Open House Saturday morning.
The event begins at 10 a.m. and is open to the public, including families interested in learning more about joining as well as returning members.
Clean Comedy Show — August 29
Saturday evening brings comedy to Santa Rosa County with a Clean Comedy Show featuring Clayburn Cox, Rich Brock and Jason Hedden.
It’s another local entertainment option for anyone who doesn’t feel like making the drive toward Pensacola or Orange Beach on an already busy Saturday night.
Escambia County, Florida
Bands on the Beach: Mass Kunfuzion — August 25
Tuesday night means another Bands on the Beach at the Gulfside Pavilion on Pensacola Beach.
Mass Kunfuzion performs from 7 to 9 p.m. as part of the free weekly concert series.
Bring a lawn chair, grab a spot overlooking the Gulf and enjoy one of the easiest weeknight outings on Pensacola Beach.
Blue Angels Practice & Autograph Session — August 26
Wednesday morning, the Blue Angels return to the skies over NAS Pensacola for their August practice.
Practice is expected to begin around 10:30 a.m., with viewing available behind the National Naval Aviation Museum. This date is especially notable because an autograph session with team members is scheduled to follow inside the museum.
Viewing and museum admission are free. Because access, security requirements and practice schedules can change, check the National Naval Aviation Museum and Blue Angels information before heading out.
And arrive early. Blue Angels practice mornings can draw a crowd well before the jets take off.
Saturday in Pensacola — August 29
Pensacola has a couple of additional options Saturday.
MarineMax Pensacola hosts a daytime event from 10 a.m. to 3 p.m., while Seville Quarter has an evening event scheduled from 6 to 10 p.m.
Combined with everything happening elsewhere around the region, there’s no shortage of ways to spend the final Saturday of August.
Blue Wahoos Are on the Road
The Pensacola Blue Wahoos are away this week, so there won’t be baseball on the waterfront.
The team returns September 8–13 to face the Biloxi Shuckers for the final regular-season home series at Blue Wahoos Stadium.
Looking Ahead: Labor Day Weekend
The unofficial end of summer is almost here.
Labor Day falls on Monday, September 7, and the holiday weekend traditionally brings another wave of visitors to Gulf Shores, Orange Beach, Pensacola Beach, Perdido Key and Navarre Beach.
If you’re planning a beach day, dinner or weekend trip, making reservations ahead of time is a good idea. You’ll also want to give yourself extra time on the roads Friday afternoon and throughout the weekend, particularly along the main routes to the beach.
After Labor Day, the rhythm of the Gulf Coast begins to change noticeably.
What Does This Week Mean for Gulf Coast Real Estate?
Labor Day is more than another holiday weekend here. It’s one of the clearest dividing lines on the Gulf Coast calendar.
The summer vacation season begins winding down, family travel drops off and the market starts transitioning toward fall.
For short-term rental owners, Labor Day is one of the final major opportunities of the traditional summer season. After the holiday, rental patterns begin shifting toward a quieter fall before longer-term seasonal residents start arriving later in the year. It’s also a natural point for owners to look back at summer performance and decide what they want the property to do next.
For sellers, late August and early September can be quieter than the height of summer. The buyers still looking tend to have a reason for being in the market, though, which makes accurate pricing and strong presentation especially important. If a home spent the summer on the market without selling, this is a good time to revisit how it compares with the competition rather than simply waiting for October.
For buyers, the quieter stretch can create opportunities. With fewer people actively shopping, there may be more room to negotiate with sellers whose properties have been available throughout the summer. Price isn’t the only consideration, either—closing dates, repairs, furnishings and other terms can all become part of the conversation.
There’s one more late-summer reality that matters to everyone buying or selling property on the Gulf Coast: hurricane season.
The climatological peak of Atlantic hurricane activity arrives around September 10, putting us squarely in the most active portion of the season. If you’re under contract, stay in close contact with your insurance agent about when coverage needs to be bound and whether tropical activity could affect that timeline.
It’s a small conversation to have now and a much bigger problem to discover days before closing.
One Last Big Week of August
This week really does have a little bit of everything.
Watch the Blue Angels practice over Pensacola in the morning and see Jack Johnson in Orange Beach that night. Spend Friday laughing at a comedy show or testing your trivia knowledge, then choose between Jason Aldean, a Tim McGraw tribute, beach cleanup, local markets and more on Saturday.
And somehow, Labor Day is already waiting around the corner.
